Málaga's Centro Histórico is a Conjunto Histórico declared zone — facades, balconies, chimneys, street-facing elements and even some interior elements are protected. Internal modernisation is usually possible, but we always pre-clear with the Gerencia de Urbanismo's heritage desk before promising a layout change. Skipping this layer is the most common reason a Centro project gets stopped mid-build.
The eastern corridor (Pedregalejo, El Palo, La Malagueta) is beachfront Málaga — salt mist, humidity and marine-grade specs. The western corridor (Teatinos, Cerrado de Calderón) is dryer with sloping plots that need retaining walls and runoff routing. We survey for both on the first visit.
