How long does a full renovation actually take?

An average 100–150 m² apartment runs 12–16 weeks on site. A complete villa runs 6–12 months depending on the scope of structural work and on whether the town hall requires a major works licence (licencia mayor) versus a declaración responsable. We give you the realistic timeline at the quote stage, not after the deposit.

How much does a full renovation cost on the Costa del Sol?

Full renovations on the Costa del Sol typically run from €600/m² for a clean standard finish up to €2,500/m² for a high-end villa with premium materials. We deliver a fixed itemised quote within 48 hours of the site visit so you know the exact number — no per-square-metre estimates that drift mid-project.

Who handles the permits and architect?

We do. Architect, college visado, the declaración responsable or licencia mayor with the relevant ayuntamiento, plus utility company sign-offs — all included in the project price. You sign the design and we handle the paperwork.

Can I keep living in the property during the works?

It depends on scope. A partial renovation of a single zone (e.g. a kitchen-only) can co-exist with the rest of the home being lived in. A full renovation we do not recommend living in — dust, structural noise and the loss of services make it impractical. We help arrange short-term rentals when needed.

What guarantee do you offer?

2-year warranty on all finishes, 3 years on installations (electrical, plumbing, HVAC) and 10 years on structural work as per Spain's Ley de Ordenación de la Edificación (LOE). All trades are insured and the warranty travels with the property if you sell.

What if I want to change something mid-project?

Mid-project changes are handled as written, signed change orders with a clear cost and time impact agreed before the work starts. No verbal extras, no surprise additions on the final invoice. The fixed price stays fixed unless you authorise a specific change in writing.
