Cascada de Camoján Villa
Project Overview
A 480 m² villa in Cascada de Camoján — the gated hillside enclave above the Estepona/Marbella boundary — fully renovated over 24 weeks. The original 2003 villa had a privileged plot (south-facing, La Concha mountain backdrop, sea horizon) but the architecture had aged: peach-pink stucco, terracotta-tile pitched roof, mullioned brown-aluminium windows. We reskinned the envelope to clean rectilinear volumes in white silicone-resin render with deep cantilevered flat roofs and slim black-aluminium full-height glazing, then gutted the interiors. The new floors are large-format polished Calacatta-effect porcelain (book-matched), the kitchen is a Boffi K6 in matte cream with the Wolf + Sub-Zero appliance suite, the master en-suite uses a Calacatta-clad freestanding tub with Villeroy & Boch + Grohe SmartControl, and the new 14 × 4 m infinity pool in dark-grey Bisazza mosaic anchors a microcement terrace facing the Mediterranean.
Project Scope & Initial Survey
The client — a London-based couple acquiring the villa as a second home and long-term retirement plan — commissioned a full envelope and interior renovation plus a complete rebuild of the pool and outdoor terraces. Total intervention covered all three levels: lower ground (garage, gym, cinema, plant room — 90 m²), ground floor (entrance, open-plan living/kitchen/dining, study, guest suite — 240 m²) and first floor (master suite + 2 secondary bedrooms — 150 m²). Pre-works items resolved before fit-out: the original pitched terracotta roof was demolished and rebuilt as a flat warm roof with rigid PIR insulation; the 2003 single-glazed brown-aluminium windows were entirely replaced with slim black-aluminium thermally-broken units; and the existing single-pump pool plant was upgraded to Fluidra variable-speed + Viessmann air-to-water heat pump integrated into the new home automation backbone.

Showroom Material Selection
Material selection took two long sessions at our showroom. Session one fixed the floors and the kitchen: large-format polished Calacatta-effect porcelain (book-matched, 120×120 cm slabs from Atlas Plan) for the entire ground-floor circulation and living spaces, plus the master en-suite; and a full Boffi K6 kitchen in matte cream lacquer with selective walnut veneer fronts. Session two locked in appliances and sanitary: the Wolf cooking suite (M Series oven, transitional E Series combi-steam, induction with downdraft), the Sub-Zero 700 Series integrated fridge + freezer columns, Villeroy & Boch Subway 3.0 sanitaryware throughout, and Grohe SmartControl thermostatic shower systems in every bathroom. The exterior palette — soft sandstone-tone microcement decks, Bisazza dark-grey mosaic in the pool, Calacatta porcelain coping — was selected as a single coordinated set so the floor visually flows from interior to terrace.

Exterior, Pool & Landscaping
The original 8 × 4 m tiled pool was demolished and rebuilt as a 14 × 4 m infinity-edge pool with dark-grey Bisazza glass mosaic finish, Calacatta porcelain coping and a hidden overflow channel returning to a buffer tank. Pool plant: full Fluidra variable-speed pump + sand filter + saltwater chlorination, paired with a Viessmann Vitocal 200-A air-to-water heat pump tied into the villa's KNX backbone for app-based pre-heating. Terraces and pool deck are continuous Topciment sandstone-tone microcement flowing through flush bronze thresholds into the interior porcelain. The exterior envelope — previously peach stucco — was reskinned in smooth white silicone-resin render with selective natural-microcement feature walls. Landscaping kept the mature olive trees and added drought-tolerant Mediterranean planting native to the Sierra Bermeja foothills (lavender, rosemary, lentisco/*Pistacia lentiscus*, jara/*Cistus albidus*, agave) on a Hydrawise smart irrigation controller.

Ground Floor — Kitchen, Living & Dining
The ground-floor reorganisation removed two non-load-bearing walls to convert a sequence of formal rooms into a single ~165 m² open-plan space stitched by the continuous Calacatta porcelain floor. The Boffi K6 kitchen runs ~6 m along the back wall with a floating 3.6 × 1.1 m central island in matching matte cream lacquer with selective walnut veneer fronts, topped with a single book-matched slab of Calacatta marble (real veining, NOT a uniform pattern) with a 20 mm mitred drop edge. The Wolf cooking suite is anchored by an induction hob with integrated downdraft on the island; the Sub-Zero 700 Series fridge + freezer columns sit at the end of the back run behind matching cream panels. The living room is anchored by a microcement feature wall with a slim horizontal cassette gas fireplace and a recessed Loewe TV. The whole long elevation is Schüco ASE 80 frameless triple-track sliding glazing that retracts entirely into a wall pocket, dissolving the boundary to the infinity-pool terrace.

Master Suite
The first-floor master suite was reconfigured as a single ~60 m² sequence of bedroom, dressing room and en-suite. The bedroom has European oak engineered parquet, a floor-to-ceiling soft-sandstone microcement headboard wall with integrated reading-light shelves, and a wide horizontal sliding-door opening to a private microcement terrace with the same La Concha and sea panorama. The dressing room is a fully bespoke walk-in in matte cream lacquer + walnut veneer, with open hanging bays, soft-close drawer banks and an LED-lit shoe wall. The en-suite bathroom is the headline space: a freestanding Calacatta-clad rectangular tub centred against a book-matched Calacatta porcelain feature wall, a slim full-height window framing a slice of view; a double-basin floating Calacatta vanity in solid stone with brushed matte-black Gessi Inciso wall-mounted tapware; a frameless walk-in shower with a Grohe SmartControl Rainshower 360 ceiling rain head; and a Villeroy & Boch wall-hung WC tucked behind a slim half-height privacy wall.

Secondary Bedrooms & Bathrooms
Beyond the master the villa has three further bedrooms, all en-suite: two on the first floor and a self-contained ground-floor guest suite with step-free shower access. Each bedroom received the same European oak parquet, smooth white plaster walls, recessed cove uplighting and bespoke fitted wardrobes in matching cream lacquer. The secondary bathrooms share a coordinated palette: continuous soft-sandstone microcement on walls, large-format Calacatta porcelain on floors, single 1.2 m floating walnut-veneer vanities with integrated solid Calacatta basins, Grohe SmartControl thermostatic showers, frameless walk-in glass screens, and circular backlit smart mirrors. Each bathroom has individual KNX-zoned underfloor heating regulated from the iOS app.

Smart Home, Lighting & Project Delivery
A full KNX backbone ties together 52 lighting zones (warm-white 2700 K dim-to-warm), 10-zone underfloor heating fed by a Vaillant aroTHERM heat pump, 24 motorised Somfy blinds, the Schüco living-room sliding doors, the pool heat pump, the Hydrawise irrigation controller and the alarm + perimeter CCTV. Wall-mounted Gira G1 touchscreens are placed one per major area; control also runs through the family's iOS devices. Lighting design combines warm 2700 K recessed downlights, hidden warm cove uplighting along ceiling perimeters, accent spots on the microcement feature walls, decorative pendants over the kitchen island and dining table, and Bega in-ground uplighters on the olive trunks. The villa is delivered with dedicated PM + foreman on site daily, weekly written progress reports plus a live WhatsApp channel, a 2-year workmanship warranty, and a final handover dossier with KNX scenes explained and a 12-month aftercare visit included.
