Sierra Blanca Villa
Project Overview
A 420 m² Sierra Blanca villa comprehensively renovated over 22 weeks. The property — built in the 1990s — retained its solid bones but everything else needed replacing: carpeted floors, dark wood-panelled walls, a closed kitchen, outdated bathrooms and ageing HVAC. We installed large-format marble-effect porcelain throughout, opened the ground floor into a single flowing living, dining and kitchen space, fitted a Gaggenau appliance suite and all-new bathrooms in Calacatta marble. A complete KNX smart home system controls lighting, climate, blinds and the new pool heat pump. The result is a contemporary villa that feels both dramatically larger and significantly more comfortable.
Project Scope & Initial Survey
The client — a UK-based family who purchased the villa as a primary residence — commissioned a full renovation scope covering all four levels of the property: the garage and utility level (lower ground), the main living level (ground floor, 180 m²), the bedroom level (first floor, 160 m²), and the master suite level (second floor, 80 m²). An initial structural survey by our engineering partner confirmed that the central staircase and all load-bearing walls were in excellent condition. The survey identified three areas of concern that were resolved before works began: a failed flat-roof waterproof membrane over the master terrace (replaced); corroded steel balcony balustrade fixings (all replaced in stainless steel); and undersized cold water supply pipes to the upper floors (rerouted to 28 mm copper).

Showroom Material Selection
Given the scale of the project, the material selection session was spread across two full days in our showroom. Day one focused on floors and walls: after reviewing twelve tile options, the family chose Porcelanosa Marmol Carrara Blanco 120×120 cm for all living spaces — a polished marble-effect porcelain with natural-looking grey veining, large enough that the whole ground floor appears as one continuous stone surface. For bedrooms, a warm ivory 80×80 cm matte porcelain (Ceramiche Casalgrande Padana Amazzonia) was chosen to create a softer, less formal atmosphere. Day two covered kitchen and bathroom materials: the kitchen cabinetry was specified in Arctic White lacquer with brushed brass hardware, and the Gaggenau 400 Series appliance suite was configured in a working-display kitchen in the showroom. For the master bathroom, a large single slab of Calacatta Borghini Extra — one of the most dramatic marble varieties, with bold diagonal veining — was chosen for the feature wall behind the double vanity.

Ground Floor — Opening, Kitchen & Living
The ground floor transformation was the most dramatic change in the project. Three internal walls were removed to create a single 180 m² open-plan space connecting the entrance hall, living room, dining room, kitchen and a study alcove. Two structural steel frames (RSJ beams on padstone piers) were installed to carry the first floor slab at the beam positions. The new 120×120 cm porcelain floor was laid in a grid running diagonally at 45 degrees to the main walls — a technique that makes the space feel even wider. The kitchen occupies the full back wall (8 m): a run of Arctic White handleless cabinetry on both sides of a large central island (2.8 × 1.0 m), topped with a Calacatta quartz worktop (Silestone Calacatta Gold). The Gaggenau appliance suite is distributed across the kitchen: a steam oven and combi microwave column on the left wall, a Vario 400 Series induction cooktop flush in the island, and two integrated Sub-Zero-equivalent Gaggenau fridge columns at the end of the run.

Bedrooms, Bathrooms & Master Suite
All five bedroom suites were completely stripped and rebuilt. Each received the warm ivory 80×80 cm matte porcelain floor, a reconfigured en-suite bathroom, new built-in wardrobes (white lacquer with brushed brass handles, Häfele Slido interior sliding door systems) and new electrical circuits with dimmable LED recessed lighting. The master suite (80 m² on the second floor) received bespoke treatment: a dressing room with floor-to-ceiling mirrored sliding wardrobe doors, a double vanity bathroom with the Calacatta Borghini Extra marble feature wall (3 m × 2.5 m book-matched slab), a freestanding Bette Lux bath and a walk-in shower with a Dornbracht ceiling rain head (450 mm). Four of the five en-suite bathrooms share a common material palette: 60×120 cm warm white Calacatta-effect porcelain (Alaplana Tuscania) on walls and floor, matte white Duravit D-Neo sanitaryware, and Hansgrohe Axor Starck tapware in chrome.

Smart Home, Lighting & Exterior
A full KNX smart home system was installed throughout the villa, controlling: all 48 lighting zones (dimmable LED, grouped by room and function); 8-zone underfloor heating (Rehau Rautherm S water-based, Vaillant heat pump); motorised Somfy blinds on all 22 windows and 4 terrace sliding doors; and the Viessmann Vitocal 200-S air-to-water heat pump for pool heating. The KNX system is accessible via wall-mounted Gira touchscreen panels (one per floor) and via iOS app. The garden and exterior lighting uses Lutron Caseta low-voltage weatherproof LED path lights and in-ground uplighters on the 14 established palm trees. The terrace and pool area was re-paved with Bateig natural stone (40×60 cm, bush-hammered finish) — a pale Spanish limestone that stays cool underfoot. The existing pool was retiled in Bisazza light blue glass mosaic and fitted with new Fluidra equipment: variable-speed pump, sand filter and saltwater chlorination.
